Do I need a real estate agent to buy a new construction home?
You don't have to have one, but it's smart. The builder's sales team works for the builder. Your own agent represents you on price, incentives, upgrades, lot choice, inspections and contract terms.
Does it cost more to use my own agent with a builder?
Usually not. Builders commonly budget for buyer agent compensation, and the price of the home is typically the same either way. We'll confirm how it works with each builder before you sign anything.
Do I have to bring my agent on the first visit?
Most builders require you to register your agent on your first visit or first contact. If you go alone first, you may lose the ability to have representation, so bring us along or let us register you.
Should I get an inspection on a brand-new home?
Yes. New homes can have issues too. We recommend an independent inspection before drywall goes in, if the builder allows it, and a final inspection before closing, plus a check before your one-year warranty ends.
Should I use the builder's preferred lender?
Builders often offer incentives like rate buydowns or closing cost credits for using their lender. Compare that offer with an outside lender's total cost. We'll help you look at the full picture.
How long does it take to build a new home?
It varies by builder and plan, but many production homes take several months from contract to move-in. Quick move-in or spec homes can close in 30 to 60 days.
What are Mello-Roos and HOA fees in new communities?
Many new master-planned communities fund roads, parks and schools through a Community Facilities District (Mello-Roos) assessment on your tax bill, plus HOA dues. We get the exact amounts for any home before you commit.
