Establish a Price

During the Listing Consultation we will go over the comparable sales in your area. Using this market data we will help suggest a listing price and cover different scenarios we may be presented with. 

Prepare Your Home

Great marketing and positive showings all start with great home preparation! This step will be the number one factor in getting top dollar for your home. From taking care of delayed maintenance to shampooing the carpets we will be there to help you. Be sure to check out our Seller Ultimate Prep Guide for more information. 

Professional Photography and Videography

We have the best photographers and videographers in the business. Our 4k video home tour and dramatic photography will have buyers lining up to view your home. As always our professional marketing is included at no additional charge in our listing packages.

List Your Home

When we list your home we will hit the market with a bang. We will coordinate all buyers showings, qualify potential buyers, provide feedback and adjust accordingly.

Review Offers

Agent will present all offers received, advise you on counteroffers and guide you through negotiating pricing and terms. 

Open Escrow

Congratulations! You have accepted an offer. Now we will be opening Escrow and coordinating the buyers deposit of Ernest Money and schedule inspections. 

Buyers Conduct Inspections

Buyers will perform inspections on property. Examples are as follows... 

  • General Home Inspection
  • Wood Destroying Pest Inspection
  • Pool Inspection
  • Roof Inspection
  • Septic
  • Well
  • Sewer Scope

Resolve Any Issues

Once inspections are performed completed they buyers may have requests based on new findings. We will then negotiate accordingly. 

Appraisal

Your lender will have you pay for an appraisal in most situations. The appraiser is there to ensure the bank does not loan more money then it deems the home to be worth. Most of the time the appraisal will come in at or near value. But in the instance that it comes in below value we will need to renegotiate. 

Prepare to Close

We will help you schedule your utilities transfers for your sale date. Title will be coordinating your signing of  documents.  The buyer will also perform a Final Walkthrough of of the home typically within 5 days prior of COE. 

Close of Escrow

Congratulations! You will now receive the wire from title with your sale proceeds. 

Take Posession

In most cases possession will change hands at 5pm the day you Close Escrow. Unless you have agreed to do a rentback allowing the seller to remain in the home for a pre agreed upon time.
